***My husband Chris and I first met Kim Carmassi in January of 2006, when we first started thinking about a move. At the two dozen or more open houses we'd been to, we'd come into contact with just as many real estate agents, and had heard all of their sales pitches. We honestly weren't convinced of the "value" of an agent, and were seriously considering trying to sell our current property on our own. All of that changed when we met Kim. Not only was she a refreshingly sincere and warm person, we could immediately sense that she loved her job and would do anything she could to help people like us navigate the sometimes overwhelming process of buying and selling a home. Kim's likability, I believe, in addition to her knowledge and perceptiveness, were key elements in our offer being accepted. These qualities also came into play with the sale of our home. While other comparable homes stayed on the market, ours sold fairly quickly during a slowdown, and I fully attribute this to Kim's expertise.

***We met Kim Carmassi at an open house 2 years ago when we started looking at condos in the south San Jose area. We hit it off right away, so we asked her to assist us in finding the right home for us to start a family. From looking at Kim's normal operating area, we were pretty sure that she was used to getting commissions on properties almost twice as much as our budget allowed. This however made no difference to her. She always made us feel like a priority. Kim was easy to get a hold of, and she always went the extra mile for us. There were many times when we called her in the afternoon to see a property that just popped up on the market. She would juggle her schedule around, and get us in for a walk-through that same night. This responsiveness, in combination with her knowledge and regular updates, gave us confidence that she would do everything it took to get us into the right house. Kim is also very kind, lighthearted, and calming to work with. This was an invaluable trait during something as stressful as buying our first home.
Above all, we admire her honesty. With the economy failing, we felt that there were a lot of desperate people out there (ie. other realtors, mortgage brokers, etc) trying to push us to do whatever would earn them a commission. Kim was not like this. She spent 2 years showing us close to 70 homes, and never once pressured us into anything! She even talked us out of a few homes because she knew the repairs would be out of the budget. Before the bottom of the market, she told us not to rush, as housing wouldn't not be taking off anytime soon. Sure enough prices dropped a month later. It was this honesty that convinced us that we could trust Kim completely. After 2 long years of searching for the right "2 bed, 1 bath condo" Kim's patience. along with the down market allowed us to settle into a beautiful 4 bedroom, 2 bathroom single family home in a quiet, safe neighborhood with a view of the hills and great school district!!Kim turned our home buying process from stressful to delightful. ***To say that my first home buying experience was abnormal is an understatement. I could not have navigated through this challenging sale without my realtor, Kim Carmassi. During the property search, including the 20th place we looked at and beyond, Kim always greeted me with a friendly smile and a print-out of the full MLS entry. Given my detail oriented nature, this up-to-the-minute dose of information was always appreciated. She was always able to accommodate my difficult business travel scheduled for viewings, even if it meant some early Saturday mornings. We'd been looking for a few months when a short sale finally dropped its price to within my budget range. Long story short, this is the property that ended up being my new home with some significant elbow grease on both of our parts. I put a very low offer in, taking into account the cost of renovation that was necessary to fit its' atrocious state: pet odor throughout, stains on walls and carpet, holes and garbage. It was during this short sale process where Kim truly shined. Sandwiched between two of my business trips, my closing process was a very rapid seven days. She was patient and responsive with the enormous number of detailed question I had. Kim coordinated the inspections and walk-through with my contractor, delivered copies of the condo documents to my doorstep, as well as managed the relationship with a not-so-responsive realtor for the seller. She came to all my loan appointments, the title signing and again endured my never ending list of questions at all turns. When we finally closed, two days before I left for China on business, the saga was not yet over. The seller had left a significant amount of belongings and garbage (knee-high) in the garage, crawl space and various rooms of the home. Kim took it upon herself to see that I came back to something I could begin to see myself living in. She got five truckloads of junk out of there and a cleaning service to sweep and scour over the place so that by the time I returned, I felt I had a somewhat clean slate and could begin work with my contractor.
